Housing strategy: from initiative to management
A perfect match between your corporate strategy and your housing strategy is an essential condition for a strategic vision on housing. In this, we pay attention to Emotion, Function, Money and Technology. Emotion revolves around identity and image. The strategic vision results in a long-term housing plan or in establishing a sequence of projects for long-running issues.

Our services include: conducting feasibility studies, drawing up Schedules of Requirements, aligning ‘Demand’ and ‘Supply’, developing housing concepts and testing and optimising designs. We support design processes and competitions as well as architect selection. We also, among other things, draw up estimates for the investment and operation costs.

Housing concepts: implementing new working methods
Would you like your working environment to support your organisation’s working processes? We support the creation of such a working environment on the basis of the Workplace Development Model. The working processes are the point of departure. We consider the working environment the result of three focus areas: Organisation & Working Processes, Information & Information Technology and Housing & Facilities.

We also believe that a new working environment must be supported by the organisation itself as much as possible. Introducing a new working method is a process of change. Change has to be supported, in order to make necessity, targets, process and benefits clear to all involved. That is why we attach a great deal of importance to the sound implementation of the new working environment concept.

TOUCH (‘The Office U Can Have’) is a tool developed by AT Osborne and Lensvelt. TOUCH provides an early insight into the desired qualities of the new working environment. TOUCH is preferably used for the first exploration of the needs of your organisation. When used in such a way, TOUCH can identify both the 'main common denominator' and its exceptions.

Property: the optimum portfolio
Organisations and institutions increasingly require active management of their housing portfolio. They would like to use the property to respond to developments within the organisation.

We regularly screen properties and full property portfolios for a wide variety of organisations. Our portfolio analysis relates to two essential angles: the Operational and the Strategic.
On the operational level, we provide our clients with the necessary tools to realise concrete savings on housing costs in the short term. For example, carrying out a QuickScan of the company’s current lease contracts and proposing both financial and legal improvements.
On the strategic level, we provide insight into the effects of policy decisions on the financial and operational results of the property portfolio.

AT Osborne's operational and strategic approach results in the perfect balance between function and finances. In addition, we identify the current use options and maintenance condition of each building.

Designing and setting up (project) organisations
The success of a project is mainly determined by a well thought-out approach and organisation. Our consultants are experts in the field of organisation and management, highly experienced in dealing with complex projects. We can help you set up the right organisation for your project, or streamline existing project organisations. Not only do we focus on the project in this respect, but also on the ‘soft’ side, like the culture and customs of your organisation.

We have extensive experience supporting and training staff for their project roles. This permanently puts the provided knowledge and tools into the hands of your organisation, so they can be used for future projects.

A (housing) project may serve as a catalyst for change within an organisation. Conversely, change within an organisation might only be set in motion by one or several projects. In our experience, traditional project management approaches are inadequate in situations like these, as the approach is focused on internal project targets. Organisations' strategies, however, and as such the project's objective, continue to be subject to change. We stand for active support of organisational changes. We also see to sound interaction with the project.
